What the check reviews
- Written scope clarity, including what is included, excluded, assumed, and still unknown.
- Realistic budget conversation and whether the homeowner understands a planning range versus a construction price.
- Bid comparison readiness, including allowances, exclusions, cleanup, warranty, schedule, and change-order assumptions.
- Contractor fit beyond price, including project type, communication, schedule, and detail level.
- Selections and finish expectations such as cabinets, tile, flooring, fixtures, paint, trim, waterproofing, and allowances.
- Hidden conditions and red flags such as water damage, old wiring, uneven framing, subfloor issues, prior work, and access constraints.
What the score means
A high score means the homeowner has a stronger foundation for contractor conversations. A middle score means planning gaps should be closed before rushing. A low score means the homeowner should not sign blind.
The score is meant to start a better consultation, not replace a contractor walkthrough or final agreement.
